Utility Value (Nutzwert)
The ratio figure fixed in an expert report expressing the share of a condominium unit in the total value of the property.
The utility value is determined by an expert in the utility value assessment and sets the minimum share to which condominium ownership is tied. The voting power in the owners’ community and the share of expenses follow from the utility values.
When buying a flat, the correspondence between the purchased unit, the minimum share and the utility value should be checked, since deviations affect the level of contributions and the ownership proportions.
