Buying an apartment and renting it short-term via Airbnb or similar platforms can look economically attractive. Legally, however, this is not an ordinary apartment purchase but a use review before acquisition.

Before making an offer, zoning, condominium agreement, house rules, resolutions, Salzburg use restrictions and seller statements must fit together. In tourist regions, the planned short-term rental may fail on several levels.

The purchase contract should therefore not only regulate acquisition of the apartment, but also protect the use assumption. Buyers who review only after handover often lose the decisive negotiating room.
