An investment apartment may look like a property purchase with current income. Before signing, however, rental pool, operator agreement, VAT position, forecasts and exit options matter.

The purchase contract should not regulate only property, price and handover. It must also show which economic assumptions are binding and which documents are only expectations.

Tax questions must be coordinated with tax advisers. Legally, the contract, annexes and seller assurances should not create false certainty.

Understand rental pool and operator agreement

A rental pool distributes income and risk differently from a single lease. Buyers should check whether they join an operator model, letting concept or specific accounting rules.

Do not rely on VAT and forecast alone

VAT, input tax and tax qualification can shape the economic frame. The purchase contract should clarify which information was provided and that tax assessments require specialist coordination.
